Finding a property
Our staff will guide you through our letting lists and answer any question(s) you may have, so please call us or send us an email.
If you find a property on our list that you wish to view, contact us and we will book a convenient time for you to visit the property.
Taking a property
If you find a property with us, we try our best to make the process as easy as possible for you. We do however have to collect and perform certain obligations for our landlords. We will do a full reference and credit check. This can be carried out online. Before we enter into this process we ask for the reference and an agency fees to be paid. This ensures the property cannot be let to someone else. We will also need to take proof of identity and proof of your current address and we would usually ask for copies of a driving license or passport, together with 2 recent utility bills addressed to your current residence. Once all the terms have been agreed and references completed we will draft an assured short hold tenancy agreement for a minimum of six months.
We ensure that all deposits are protected in the TDS and Safe Agent Scheme. All deposits which are taken are always held in the approved Tenancy Deposit Scheme.
We ensure all of our properties are fully compliant with all safety requirements and have up to date Landlords Gas Safety Certificate where appropriate.
What are my responsibilities as a tenant?
As a tenant, first and foremost, you will be expected to pay your rent on time. You will also be expected to conduct yourself in an appropriate manner throughout the tenancy and to adhere to the terms and conditions details within your tenancy agreement. You will be required to pay all the utility bills at the property including TV licence, Telephone, Gas, Electric and Water.
Who do I turn to if I have a problem?
We offer different types of services for our landlords. Some properties we fully manage and if there are any issues or maintenance requirements for these properties we will deal with them. For our let only serviced properties these issues and problems would be dealt with directly with the landlord. We will be able to confirm for you which service your property comes under.
