Property Management can be a time consuming job. One you do not need if you have a full time job or live overseas. Corporate and professional Tenants expect to be able to contact somebody regardless of the time of day; you do not want a call in the middle of the night from Tenants with a leaking roof or a broken boiler.
The lettings industry is becoming more and more regulated with the government implementing further mandatory legislation. In recent times we have seen the introduction of Energy Performance Certificates, Tenancy Deposit Scheme and Licensing of 'Houses of Multiple Occupation'. Just keeping up to date with all these new rules is enough of a concern without having to be on hand to deal with tenants telephone calls and emails, co-coordinating tradesmen who can often be unreliable and expensive, collecting the rent on a monthly basis, renegotiating the contract on renewal and knowing when and how to serve the correct notice.
Our comprehensive Property Management service is designed to give you peace of mind and relieve you of the commitment of being a full time landlord. Kent Management have a team of plumbing, electrical and household maintenance experts with whom, over the years, good working relationships have been built up. Any household maintenance work will therefore be carried out efficiently and comprehensively at a very competitive price. Any costs incurred for maintenance Work on the property will be borne by the landlord.
Any problems relating to the tenancy or property will be dealt with by Kent Management in the method stipulated by the landlord. If maintenance is required Kent Management will, if requested, inform the landlord and any instructions will be carried out. Should we not be able to contact the Landlord we will get minor repairs completed whilst any larger works will need the authority from the Landlord. In the event of an emergency, repairs may be required to be acted on immediately.
Before the Tenancy commences we ensure that the Tenant completes a standing order mandate for future monthly payments. All rents will be collected, by Kent Management, in accordance with the tenancy agreement. The payment of net rent to the landlord will be usually made fourteen days after the rent becomes due although it can be made in a manner specified by the landlord, if acceptable by Kent Management. Rents will be accompanied by a full invoice stating all services rendered. Meter readings are taken and Gas, Electric and Water suppliers are notified of the new occupants along with the Council Tax department. During the tenancy Kent Management will keep relevant certificates up to date.
The Tenant's deposit IS to be held by KENT under the Tenancy Deposit Scheme. At the end of the Tenancy we will be on hand to ensure that the property is checked and any dispute relating to the deposit is dealt with swiftly and in the correct manner.
A professional Inventory company is highly recommended as an impartial inventory is crucial should a dispute arise. The company will return at the end of the tenancy to check that nothing is missing or damaged. Kent Management can recommend an independent inventory service if required.
